About BorrowPower
BorrowPower is an independent Australian planning site for the questions that come before a home-loan decision: what you may be able to borrow, what a purchase could cost upfront, whether repayments fit your budget, and whether refinancing is worth the switching costs.
There is no sign-up, sales call or lender recommendation. The aim is to make the early maths clear enough that you can ask better questions of a lender, broker, conveyancer or licensed adviser.
Estimate borrowing power Plan deposit and costs
What you can do here
- Borrowing Power Calculator: build a lender-style capacity estimate from income, living costs, debts, dependants and a rate buffer.
- Deposit & Upfront Cost Calculator: compare deposit sizes, indicative transfer duty, LMI, other costs and the savings left after purchase.
- Repayment Estimator: test principal-and-interest or interest-only repayments across rates and terms.
- First Home Buyer Scheme Checker: compare the main numeric settings for the 5% Deposit Scheme and Help to Buy.
- Refinance Break-Even Calculator: compare rate changes, fees and switching costs over time.
- Negative Gearing Calculator and practical guides for first-home buyers, investors and refinancers.
How the estimates are built
BorrowPower uses transparent, standardised assumptions rather than lender-specific underwriting. The borrowing calculator uses 2026/27 resident income-tax settings, a 3% serviceability buffer, dependant expense floors and an approximate LMI model. Purchase-cost estimates use the shared state duty tables and a separate reviewed first-home rule set where the inputs are sufficient.
That makes the results useful for scenario planning, but not a promise of approval, a quote or a concession decision. Lenders, insurers and state revenue offices can apply rules that an online tool cannot fully test.
Each calculator explains the important limits in context. The FAQ and data and methodology page provide the broader picture and source links.
Independence and privacy
BorrowPower does not recommend a specific lender, loan product or broker, and it is not a credit provider. The site may be supported by advertising. It does not require an account to use the calculators.
Calculator event tracking is designed not to send the figures you enter. The optional Remember my inputs setting stores applicable borrowing-calculator inputs on your device. See the Privacy Policy for how website analytics and advertising technologies are handled.
Important limits
- BorrowPower cannot assess credit history, lender policy, special rates, a complete household budget or a loan application.
- Duty, LMI, fees and government support are estimates and may change or depend on facts the site does not collect.
- The site provides general information only, not financial, credit, tax or legal advice.
