How common deposit sizes change the picture
| Deposit | Deposit cash | Loan | LVR | Estimated LMI | Cash needed |
|---|
Cash needed includes duty, your entered costs and LMI only when you choose to pay LMI upfront. A larger deposit is not automatically the best choice for every buyer.
What upfront costs can apply?
Your cash plan can include a deposit, transfer duty, lender's mortgage insurance (LMI), registration costs, conveyancing, inspections and moving costs. This planner estimates the deposit, duty and LMI using the details you enter. Add a quote or realistic allowance for costs that are personal or transaction-specific.
Why does deposit size matter?
A smaller deposit usually means a larger loan and higher loan-to-value ratio (LVR). Above 80% LVR, LMI may apply. The comparison table helps show the cash, loan and LMI trade-off without assuming one deposit size is right for everyone.
First-home buyers
Duty concessions and exemptions vary by state and eligibility criteria. Where this planner can model a concession from the details collected, it labels it as an estimate after you confirm your eligibility. It cannot confirm every residence, citizenship, income, contract-date or property requirement. See the First Home Buyer Hub, deposit guide and LMI guide for context.
General information only, not financial, credit, tax or legal advice. Stamp duty, LMI, lender requirements, fees and concessions can change and may depend on facts this calculator does not collect. Confirm current costs with the relevant state or territory revenue office, your lender and your conveyancer before signing a contract.
